The site on Mare Street is a collection of buildings owned by Workspace that was previously run as a business centre and situated on a busy thoroughfare in Hackney. The site consisted of an early 20th century, 5 storey warehouse building which fronts the high street and a collection of low quality workshop buildings to the rear of the site.

Frost worked with Workspace to maximise the potential of the site, retaining the main building to the front of the site and designing a high quality rear extension and rooftop extension that would provide 53,000 sqft of prime office space for SME’s in the Hackney area. Being situated in a Conservation Area and forming part of a vibrant mix of residential and commercial buildings, great care was taken to design a building that reflects the rich manufacturing history of the site whilst complementing the modern day diversity of the area.

The site will consist of a vibrant reception and café space where tenants can network and meet clients. This will also be complimented by amenities that are required by SME’s such as cycle store, showers, post and admin facilities.

Achieving BREEAM Excellent, the building will incorporate many features such as PV panels and green roofs that surround rooftop terraces accessible to tenants.

Careful studies of the external façades were undertaken and the final designs are playful yet modest as a strict rhythm is adhered to which reflects the warehouse buildings of the past, whilst the projecting brick piers, brick corbels and decorative snapped header brick panels all help the building to sit comfortably in the urban fabric of Hackney.
